Most property management companies will tell you exactly what you want to hear during the sales call. The real picture usually shows up after you have signed.

How many properties do they manage?


A company running 200 properties and one running 20 are not offering the same service, even if they use the same language. Volume-focused operators are built to grow portfolios, not to give individual attention to yours. Ask directly how many homes they currently manage, and how many they plan to manage a year from now.


What does their inspection process look like?


A guest turnover is not an inspection. Real property oversight means scheduled inspections on a defined cadence, documented condition tracking over time, and a clear system for catching issues before they become expensive. If their inspection process and their cleaning process sound like the same thing, that is worth noting.


How do they communicate with you?


Owners who have switched management companies will often say the same thing: they had no real visibility into what was happening at their home. Good management comes with consistent reporting, not just a revenue number, but actual documentation of property condition, maintenance completed, and what is coming up. Ask to see a sample owner report before you commit.


Are they selective?


A company that accepts every property that comes through the door applies that same lack of selectivity everywhere else, in the guests they accept, the vendors they use, and the standards they enforce. Selectivity is discipline. And it is what protects the homes they do manage.
